Aspen, CO - August Real Estate Summary

August was a strong month in terms of sales price for Single Family Homes in Aspen. The Median Sales Price is $16,600,000, up 26% year over year, and 125% month over month. However, June and July sold prices were below normal, so when leveled over the past 3 months the August comparison is much more modest - down 31% month over month, down 5.4% year over year, and down 3.5% year to date.
Inventory is at it's highest point in 3 years and Months of Inventory is at it's highest point in 5 years. These indicators may be a sign of downward pressure on sales prices to come. Call or email me if you are considering getting active in the market and would like to discuss.
