In September the Average Sales Price continued to fall - slipping 7% month over month. The first half of 2024 was very strong with sales price peaking in June, however, since then sales price has fallen 39%. The data is slightly exaggerated by an exceptionally strong April, but year over year sales price is now 5% lower than last September.

The past two years sales price has gone up in the 4th quarter, however, Inventory is nearly 200% higher than 2022, and the excess inventory is likely to keep downward pressure on sales price.
