Median Sales price in Carbondale is $2,000,000, down 15% month over month, up 48% year over year, and down 1% year to date. The sales data has been volatile the past three months, however, the leveled Sales curve indicates that it has been a very consistent and typical year. So far this year 144 homes have come to market and 98 have been sold; 68% absorption. Last year at this time there were 157 new homes verses 103 sold; 65% absorption.

Based on the data, it appears Average Sold Price will finish similar to last year - 5%-10% higher with potential to rally a bit more depending where interest rates move, and if buyers come off the sidelines after the election.
